Costs We pride ourselves on offering excellent value for the services provided, we only prepare plans for House Extensions / Conversions, so that is what you pay for. We try to be as fair as possible. Our quotations are worked out individually. & not some fancy promotional package. Various factors that may affect the price could be. If the existing house is larger than average (the whole house has to drawn regardless). If there are existing buildings to be demolished. If the proposal is overly complicated or requires special 'non standard' features (possibly due to neighbouring properties or nearby trees. Our
minimum fee for preparing plans is £600. As a rough guideline, single storey
extensions are usually between £600-£1000. Two Storey extensions are usually
between £1000-£2000 & loft conversions between £1500-£2000. larger or
more complicated extensions than average will attract higher fee, When a
design cannot be agreed at the time of survey, or if a client is uncertain
what they want, we are happy to provide proposal sketches (usually by email)
until a satisfactory design is reached. In these cases our fee is charged at
an hourly rate of £50/hour. Should
the design need to be changed after the design had been agreed, then our fee is charged at an hourly rate of
£50/hour. Additional
copies of the plans can be provided at any time at a cost of £5 per sheet) * prices accurate as of Jan 2022 & are based on survey carried out at time of initial visit Exclusions: The following Items are not covered by our Fee & are the responsibility of the customer (if Required) Council Fee's: Cheques are payable directly to the Council Planning: An Online Application Fee of £234 is payable when plans are submitted for approval. Building Control: An Application fee of £200 is payable when plans are submitted for approval. There will be an inspection fee of between £200 - £900 payable when building work commences, additional fee's may be incurred if the proposal includes separate internal changes. Structural Engineering calculations: (not usually required on basic Extensions) for Steel beams, calculations for piers, roof loadings, special foundations etc. etc. We have a
very good Engineer who we use (unless you would rather use your own) costs
can be From £120 to £600+ depending on the complexity. Site Location Plan: Sometimes a Land Registry extract is acceptable but in most cases I have to create online and save a site plan from a licenced outlet, I charge £30 for these. Third Party Inspections / Surveys: Not usually required but basically anything that is not covered in 'Our Service' Party Wall Agreement: If the proposal affects a joining
wall, or even if the proposed foundations are within 3 metres of your
neighbours foundations & are deeper than theirs, (the majority of
extensions) this should in fact mean that you enter into a party wall
agreement with your neighbour. This can normally be amicably sorted with a
correctly worded document, which you get your neighbour to sign. However
should your neighbour not want to sign? Then unfortunately party wall
surveyors will have to be appointed to mediate. The cost for both parties is
all payable by you. This can also take a very long time. If required we can
provide a party agreement document for you & your neighbour to sign. The Government has published guidance on this which can be found Here Certain
unscrupulous party wall surveyors contact owners & neighbours of proposed
extensions making it sound as though they work with the local authority, this
is definitely NOT the case & if contacted I suggest their paperwork is
put in the bin with any other junk mail. Drain 'build over' Agreement: If The proposed
extension is over (or even within 3 metres) of a public sewer. then a build
over agreement from your water authority will be required, this is not always
apparent when the site survey is carried out, the cost varies depending on
the authority. It can
sometimes be Free with a self-certified agreement. But more often costs
around £350 or considerably more if the drain is larger than 160mm These
days any drain that is shared, is now a public drain, Independent guidance

Because of the additional work and administration we have to charge an additional £80 to handle this application.
