OUR SERVICE The following, outlines the service we provide.
Free on site consultation, We come to your
property to advise / discuss what proposals are feasible & to quote a price
for preparing your plans, as well as to advice of other cost you may incur. "If
appointed we will then act as your agent throughout" Site Survey, Hopefully carried out at the same time as the initial consultation,(to minimize our fee) Full internal & external dimensional survey of existing property & site, including any nearby buildings & trees, Access to manholes & loft spaces may be required Digital photographs of internal & external features as well as neighbouring
properties recorded as required. Approximately one
third of my agreed or estimated fee is due at the time of survey, once I have
commenced work on your plans this is non refundable. Design
Process Usually, the basic
design is emailed to you as a .pdf this is to enable you to comment and
request any changes, until a satisfactory design is created.
Preparation of Plans, Finished Plans will include: Existing & Proposed floor plans, Existing & Proposed external elevations Sectional views showing detailed construction design. Location plan, scale 1:1250 (map of your property in relation to nearby properties & roads) This may need to be purchased separately BlockPlan, scale
1:200 (map of block & neighbouring properties, showing proposed changes,
site boundaries, any trees & parking provisions). Specification shown is for full
Planning & Building Control application, Not
all aspects are required for planning only or building control only. When the plans are
ready, the balance of my fee will be due prior to any applications being
submitted
Local
Authority Application, Providing the proposal has a good chance of obtaining planning permission, we recommend planning & building control applications are submitted simultaneously. However if your chosen design is questionable, then we advise just seeking planning approval at this stage. Changes, Post Application changes required by the Local Authorities will incur additional costs (charged hourly) Completion, After approximately 8
weeks from Application (sometimes less if Building Control only) when the
plans are fully approved, You will be provided with
Three copies of your plans (usually A1 sheets) and an electronic copy of your
plans, council approvals are usually provided electronically. This is usually the
end of any involvement from us Support, Should you or your
builder have any queries during the build, I will do what I can by
Phone/email Any site visits, will
incur additional costs (charged hourly)
